Depends on your budget and quality of job you want. Simple and cheap is pressure wash, spray paint all over and done. Pretty cheap, use cheapest low quality paint.   around 5k will probably start to peel after few years. Thats what is done when someone flips houses. Medium, will use decent paint fix a few things and come out around 10-15k. Avi Lechner is one option. Top, will use premium paint, perfect prep work.  strip old paint where it makes sense, sand where needed, fill all holes, spray base coat and apply final with brush for best looks. 15-25k  McDermaid is an option. Exterior painting shouldn’t be done too late in fall, winter.  If you want it this year you should get on it soon. They do careful and thorough prep work and care about quality of work and materials. Avi is very environmentally aware & promotes use of "green' products. He has great personal integrity and has painted many houses in our neighborhood. Re: the comment by G. Mason in 2012 that "any contractor who says "I'm not cheap" is more concerned with the bill than the quality of their work" -  that's not the case with Avi. It's just how Avi expresses himself. English is not his first language so he can come across as abrupt in the way he expresses himself at times. All he meant was that his bid would probably not be the lowest and there's a reason for that (see above.)

JCC Painting

Used JCC to stain a newly installed good neighbor fence and to power wash & stain an older fence. They were prompt in responding to my initial query, provided a reasonably priced bid (similar to another I obtained), and started and finished the project as planned. They were easy to work with, communicated well, allowed me to consider using other product manufacturers (although we ultimately used their preferred stain vendor) and they did a great job with preparation and painting. My neighbor and I selected them because we wanted a small, independent and flexible contractor. Strongly recommend you include them on your short list of painters.

I'd like to let you know about a fantastic resource in our neighborhood. Dayne Hale (a resident of our neighborhood) is just finishing up the final touches on the exterior paint job he did on my house. He is a master painter... not because he paints so well (which he does), but because he knows what he's doing with the prep work and does it right. He does not take short-cuts. He wants his repairs and painting to last for a very long time. There were things he found that he wanted to fix for me that I had never noticed... and I'm really picky! Whenever there was a choice about how to do something, he explained the options to me and gave me the information I needed to make a good decision. Sometimes he just told me what he'd be doing, because he wanted to do it the right way, and there was no choice from his point of view.

Dayne is a licensed general contractor. Besides painting, he likes to do small remodels (bathrooms mostly, some kitchens) and general home repair. He says he can do anything (and I believe it), although he brings in plumbers and electricians when that type of work is needed. He mostly does carpentry and painting.

Besides being very good at what he does, Dayne is patient, reliable, friendly, and a pleasure to have around. He worked with me when I hated the first color we put on my front gate and helped me find a color I liked. He also agreed to repair something inside the house, gave me a very reasonable price on it, and did a fantastic job.

  • UPDATE, 5/2/14 from Alice/Lassen Dayne came to me to paint the exterior woodwork on my house. He stayed to do a correct a number of non-urgent but annoying fix-its. His work is excellent — great attention to detail and finishing. His pricing was fair and he was great at interpreting my vague ideas into real results. I have three dogs, and he was great with them, making friends with them and keeping the gate firmly shut so they couldn't get into the street. A very pleasant man, too! Highly recommended.
  • UPDATE 5/7/18 from Chuck Henderson on Aldean.  Dayne painted all the walls in our house.  He also prepped, painted and installed new baseboards after we had new carpeting and hardwood flooring installe.  He is very detailed, he wants everything to be perfect.  The work was completed right on schedule. I was able to save a little on the cost by doing some of the prep work and painting myself.  Dayne was a joy to work with.  I highly recommend Daynbe for the interior or exterior painging of your house.  He is great, GO WITH DAYNE HALE.

Subsequent to receiving the following recommendations, we were referred to another painter, James Callan, who painted the exterior of our house and some interior walls as well. I highly recommend him, even though he is not licensed. James can be reached at 650-245-1215. He only paints residential. He is friendly, professional, and puts a person at ease. 2. I'd like to recommend our painter, Ricardo Blanco. He just finished painting the entire interior of our house, and he did an excellent job. He's careful, both in his painting and in moving & covering furniture. He painted our new cabinets, too, and did a great job. He's clearly experienced and prides himself on doing high-quality work. When asked, he also gave us lots of good advice about what works well & looks good. He worked with a helper sometimes, but he was always there himself. His rates are very reasonable, and he's looking

Ian has done several homes in the MLN. He does a good job.

Ian 2nd Recommendation: I can second this recommendation. Ian painted our house and repaired a couple of areas of siding. He looked at the house and told me when it was built based on the siding that Eichler used at the time. He also has a connection to get replacement siding. We opted for a base coat, 2 finish coats and he painted our fences to match. He was here when he said he would be, did a good job on the house and the detail, and did a good job of cleanup. Like Chuck says, he has painted many houses in our neighborhood over the years.

4. We used Ken Atwood the last time we painted but it was in a limited area of our house and he was painting over dry rot/termite work that Pat (Graham) did for us. 5. Dayne Hale (and ML neighbor, cell 650-520-6761) does both interior and exterior painting. He is a careful and considerate painter who is a color specialist and does thorough prep work. He is also licensed and has more than 20 years of experience.

  • Dayne 2nd Recommendation (2005 Fall): Dayne did an excellent job for me painting my exterior fascia in the Fall of 2005. He does great prep work, explained what he would be doing and why before he did it, came when he said he would and expertly repaired an unexpected patch of dry rot. He is clearly experienced. I will hire him again.

  • Dayne 3rd Recommendation (2008): I whole heartedly recommend Dayne for painting and other household repair/modifications. Dayne listened well to our needs, provided excellent advice, and was very detailed. Dayne is a painter and general contractor and as such he was ideally suited to tending to the needs of our aging Mackey. Not only did Dayne beautifully paint the entire outside of our house, he sought out and installed metal shielding for our front porch beams, he re-engineered a portion of our porch fence to extend the life, he sealed all of the cracks, and fixed our gates so that they open/close perfectly. I trusted Dayne’s judgment and was very happy with the outcome (work performed 2008). Dayne is currently installing our fireplace gas insert and surrounding cabinets.   • January 2013: We're giving a positive recommendation for Dayne, but with a few reservations. The work he did was fantastic; as others have mentioned he is very thorough on prep and even took care of a couple of related handyman tasks, such as straightening a roof rafter. We also had him do some roof repair work on our outdoor patio area, which he took care of very well. He was also very patient with us as this was our first time tackling a painting job. However, we should note that his price was higher than other bids we received, but we went with him on the strength of the recommendations here. Also, he asked for about one-third of the money upfront for materials and periodically asked to be paid installments, which I understand is supposed to be a big warning sign on painting jobs, and near completion let us know that the materials cost $100 more than estimated, although it was "up to us" if we wanted to reimburse him for the additional cost (which we did). The speed of the job also could be improved; the first deposit and materials check was paid on November 2, and the final check was on November 27, which I think most would agree is a long time for painting, even with some rainy days in-between. As a final amusing note, his ladder is still sitting in our backyard. Despite Dayne's quirks, we're very pleased with his work, but he might be better suited for more experienced home improvers who will stay on top of a project better than we did. —Alan and Erin on Anna Ave.

Recommendation AGAINST James Callan and Stephanie Stockbridge

I got 4 bids to have some painting done inside my house and went with James Callan and Stephanie Stockbridge, mostly because I wanted a faux finish in two places and really liked Stephanie's faux work at the home of the neighbor who recommended James. Also, James seemed to pay a lot of attention to detail (saw things I hadn't seen in the 8 years I've owned my house!), and I thought that would be a good thing.

First the good news... James' and Stephanie's workmanship is excellent. James did a great job of repairing and painting the plain painted walls and preparing the walls for the faux finish. Stephanie is an absolute artist with faux techniques and did a fantastic job. She even matched a color/texture I showed her on a box of Kleenex! And the wall looks better than I ever imagined.

Now for the bad news... Two things went wrong that did not get corrected:

1. Somehow, in the process of moving things away from walls, they broke the tv in my bedroom. It was a small but expensive flat-screen LCD. They pulled the cable connector almost out of the back of the tv. James said he would make it right and took it away last Saturday to have it fixed. After a few days of not hearing from either of them about it, I called a few times and finally got them around Thursday. One of them told me that they'd taken it to two places and were told that it would cost as much to fix it as to replace it, so they'd decided to replace it for me. They were shopping around. Finally, on Saturday (a full week after they took it away), Stephanie called and said that her sister was going to Best Buy to pick up the tv and would bring it by. She did. When I took the tv out of the box, I realized it was a cheap plastic version of the tv I had... same brand but much lower end. I took the tv back to Best Buy and looked at their selection of small tvs but couldn't find anything there that was as nice as what I had. So I returned the tv and had no choice but to refund the money to Stephanie's sister's credit card. So now I was back in the same place I was before... broken tv that they still had and no replacement or money to cover a replacement. (Oh, and I'd already paid them for their work, btw. Bad move, I know.)

2. In my bedroom, I had selected two different shades of taupe — the darker shade on two walls and the lighter shade on the other two walls. I gave James the numbers from the paint chip cards he showed me, and he ordered the paint. When he was done painting my bedroom, all 4 walls looked the same. At first, I thought it was my fault, because I had picked the colors and thought maybe I hadn't picked shades with much contrast. So they picked up some samples of light shades and painted sample areas, which none of us liked. Then Stephanie did a sample of what she called a wash, but we didn't like that either. Finally, we put the paint chips against the walls, and the darker shade was correct, but the lighter shade was quite different than what was supposed to be the lighter walls. So Stephanie and I figured that the paint store must have mixed it wrong, and she said she'd go back there and get a free gallon of paint and repaint those walls the color I ordered. Then I didn't hear from her for two days. When I finally reached her, she said that James had thrown away the remaining paint from those walls, because he knew it was wrong and didn't want me to get confused having the wrong can of paint around. (I know... the extra paint belongs to me, even if it's the wrong color.) Then she told me that she couldn't paint at my house anymore, because she was losing too much money... that she'd have to spend all that she'd made on replacing my tv and couldn't come over and paint more walls for no money. I was flabbergasted! It was James' mistake to put two coats of that paint on the walls when it was very apparent that it was the wrong color right from the start. (I was at work while he was painting, btw. I didn't see it until that night when it was all done and they were gone.)

So now I'm out a good tv and have two walls that are the wrong color and have all sorts of sample colors painted on them, and they're telling me they're not coming back. Oh my...

I've left messages for both of them, telling them that I returned the cheap tv and put the money back on Stephanie's sister's credit card. I asked them to return my broken tv to me and I'll take care of getting it fixed. I also asked them to return the remaining paint in the wrong color to me, so I can paint over the sample colors and wash, so at least those two walls won't look weird. No big surprise... I haven't heard back from them.

So the moral of the story is that you should hire licensed contractors only. At least that way, you can report them to the licensing board and get some sort of resolution when problems like this occur. I really have no recourse, except to take them to small claims court. To tell you the truth, I'd like to put this experience behind me and relieve some of the stress I've been feeling this past week and a half. There were other non-professional things they did (like use my kitchen sink, spong, dish towel, and cloth napkins for cleaning up their paintbrushes, didn't clean the sink afterwards, moved a bottle of perfume into my medicine cabinet [what was that all about???], and some other stuff that I only know they did because I have a slight tendency toward OCD... don't ask!).

Please beware if you ever consider hiring these people to paint your home!

  • Update on 2/24/07 - I just wanted to let you know that I have not heard a peep from either James or Stephanie. It's been a full week now since I left my last messages for them both, so I don't expect to hear from them now. I have bought a new tv and will hire someone else to fix their mess on the two walls in my bedroom, and then I will take a loss on my taxes for this fiasco. Friends, beware!
  • Update on 3/17/07 - I hired Pete Adamson (our neighbor - 967-1017 - see also [[Handymen]]) to repaint the botched paint job that other contractors had done a few weeks ago. He did a great job! I left right after he got here in the morning and didn't come home until after he was done. He moved my heavy bedroom furniture, painted the walls, and put the furniture back in place. He left things exactly the way I wanted them and did a fantastic job "cutting in" the paint (as he called it). Now my walls look the way I intended them to look with the right colors in the right places. (I went and bought the paint myself this time.) Thanks to Pete, this was a stress-free experience, which was a welcome change after the fiasco I had here with the other painters Melbourne. UPDATE 3/4/2020  Sadly, Pete Adamson passed away a few years ago.

LaRonn and his crew did a superb job of prepping, painting the entire exterior of my house, and cleanup over the course of three days and repaired some rotting patio beams in the process. He also does interior painting. We've hired him to paint some of the houses we fix up to sell and he and his crew work very fast and very thoroughly, and the results are usually spectacular. You won't find him on the web - his entire business is done via referral, which speaks highly of his reputation with customers. Licensed.

  • More feedback on Avi Lechner. I did not use Avi for my job (July 2012), so my comments are based on my interview with him for my painting job. He articulated a high degree of preparation and execution on his past jobs, which is great. We agreed on not cutting corners and doing the job right, which I told him was important to me. He was easy to talk with and was willing to consider my complex job (painting the beams and staining the ceiling planks). I did not choose his company mainly because he did not have an in-house capability/facility to stain my planks prior to installation. My final comment with Avi is that he volunteered that he was not cheap. I had not asked for "cheap" work or indicated that I was concerned about his costs, so I was offended by his remark. This is my only complaint about him, as I think he does good work. However, any contractor who says "I'm not cheap" is more concerned with the bill than the quality of their work.

Hi Neighbors,
I proudly recommend my son-in-law, Tim Grant to do all sorts of remodeling projects and he is an excellent painter. We are planning to add two rooms to our house and Tim will be our General Contrator. Two years ago he painted the exterior of our house at 2547 Mardell. It looks especially good because he caulked all the tongue and groove redwood eaves. He says most people don't want to pay for that extra time and expense, but he will bid with or without that detail. 

Tim painted all the interior walls of our house, and at his suggestion he stripped old white paint off the redwood beams in the living room. The exposed beams only needed clear coat—now they really showcase our open beam ceiling! He replaced all the interior doors with solid wood and all the moldings and baseboards. Not all house painters/builders have an "artist's eye" but Tim has this gift which has paid off time and again for all the projects he has done here. Just last Friday afternoon he built a side gate, completed within 4 hours, in time for a Sat backyard barbecue!

It took four days to prepare the house, sanding, washing, repairing some small things, then spraying and back rolling the whole house twice. For me, the color was very important, and I was thrilled that they were able to match the original Eichler color perfectly
Jaime Sandoval and his crew worked efficiently and quietly (except for the sanding on the first day), and I was impressed with the attention to detail by Jaime.
